Ductless Mini Splits: When They're the Right Answer

Where they are clearly right

• A room addition the existing duct system was never sized to serve
• A converted garage or attic space
• A guest house or casita with its own schedule
• An older home with no ducts, where adding them would mean opening up finished walls and ceilings
• One room that is always wrong, where the rest of the house is fine

What installation involves

An outdoor unit, one or more indoor heads mounted on a wall or ceiling, and a small penetration for the refrigerant line, condensate drain and control wiring. It is far less invasive than adding ductwork to a finished house, but the indoor head is visible, which is the trade-off people care about most.

The trade-offs worth knowing

• The indoor head is visible in the room; there are lower-profile options but it is not invisible
• Each head has its own filter to clean — more units means more small maintenance
• Whole-home coverage with many heads can cost more than ducted equipment where usable ductwork already exists
• Placement matters a great deal for comfort, so it is worth planning rather than defaulting

Zoning that comes for free

Because each head is controlled independently, you get real zoning without dampers. Conditioning only the rooms in use is often the point rather than a side effect, and it suits a home office or a guest room used a few weeks a year.
