Salt Spray, Steep Ground and a Village That Rebuilt Itself

Almost nothing in Del Mar is far from the water. In a town that measures barely a couple of miles end to end and sits directly against the shoreline, essentially every outdoor unit is in the salt zone, not just the ones with an ocean view. Salt-laden air settles on coils and cabinets continuously and does not rinse itself off, especially on equipment tucked under a deck, behind a wall or in a covered side yard where rain never reaches it. That is the single biggest difference between servicing a system here and servicing the same system in San Marcos. Coil condition, cabinet fasteners, line-set insulation and electrical connections all age faster, and a maintenance visit that skips the corrosion check is not really a maintenance visit in Del Mar.

The ground does the rest. The town climbs hard and fast from the beach and Camino del Mar up to the streets on the bluff, with the San Dieguito River valley and the fairgrounds opening up to the north and the Torrey Pines bluffs and lagoon closing it off to the south. Building on that grade produced a lot of tall, narrow, multi-level houses stacked vertically on small parcels. Heat stacks vertically too. It is routine here to find a lower level that stays cool year-round and a top floor that is unusable on a warm afternoon, and no thermostat setting fixes that, because the problem is one zone trying to serve three very different thermal environments. Zoning, a dedicated system for the upper level, or ductless heads placed where the heat actually collects are the practical answers.

The housing is a genuine mix, often on the same block. Modest cottages from the 1930s through the 1960s sit next to full rebuilds and extensive remodels on lots that were never meant to carry that much square footage. The older ones tend to have no ducts, little or no usable attic, and a wall or floor heater as the only original heating. The rebuilds have modern envelopes and far more glass. The two need completely different proposals, and a contractor who quotes them the same way is guessing. Where an older Del Mar home is worth preserving as it stands, the honest answer is often a small ductless system rather than tearing out ceilings to chase a duct run that will never perform well.

Placement is a constraint here in a way it is not in most of the county. Lots are tight, alleys are narrow, setbacks are small, and your condenser will sit close to someone's bedroom window. Equipment selection in Del Mar is partly an acoustics decision: where the unit goes, how it is mounted, how the line set is routed, and how much noise it makes at night. We would rather spend an extra half hour on placement than install something that runs well and makes you unpopular.

Finally, there is the moisture. Morning fog, sea air and older crawlspaces do not combine well.
